Booking & Payment
- Bookings are confirmed once payment is received.
- Full payment must be made in advance. Failure to pay may result in cancellation.
Check-In & Check-Out
- Check-in after 3 PM, check-out by 10 AM unless otherwise agreed.
- Late check-out may incur a fee of £20 per hour.
Occupancy & Use
- Only the number of guests specified at booking may stay.
- Properties are for residential use only—no parties, events, or business use.
- Guests must respect neighbours and local laws.
Cancellations & Changes
- Guests can cancel free of charge up to 5 days before arrival.
- Moving dates may be possible with more than 5 days notice.
- No-shows or late cancellations will not be refunded.
- Bookings via platforms like Airbnb/Booking.com follow their cancellation policy.
Deposits & Damage
- Deposit will be refunded within 5–10 days after check-out, subject to property inspection.
- Charges may apply for damage, lost keys, smoking, unauthorized guests, or late check-out.
Health & Safety
- Guests must follow all safety rules and use amenities responsibly.
- RIVERSTONE STAYS LTD is not liable for personal injury, loss, or theft unless caused by negligence.
Force Majeure
- We are not responsible for cancellations or changes caused by events beyond our control (e.g., natural disasters, strikes, or emergencies).
Privacy & Data
- Guest information is collected for booking purposes and is protected in line with UK data protection law.
House Rules
- Smoking, parties, or excessive noise may result in eviction without refund.
- CCTV may be in place outside of the entrance for security reasons.
